Staged to Sell...
Expert Tips to Get Your Home Sold the Easy Way
By Sandy Humphrey, The Humphrey Team of Aviara Real Estate
So, you’re ready to sell your home, and it’s a buyer’s market. Of course, your concern is to sell efficiently and for the most you can get. But, how?
Here’s a quick and easy four-step guide to help you reach your goal.
And, the best part is, you just have to visualize! You won’t have to do the work.
STEP ONE—OUTDOOR AND INDOOR REPAIRS
First, stand in front of your house and consider the following:
- How is your curb appeal?
- Does your front door need painting?
- Is your door handle rusted?
- Is your garage door in good shape? Could it use a coat of paint?
- Does your landscaping look fresh and clean? Does it have a variety of colors and highlight your home? (This includes a green and neatly trimmed lawn and tidy and fresh flower beds too!)
- Does your house need to be power washed?
- How are your windows? Would washing your windows make your home look fresher and cleaner?
Now, let’s go inside your house. Look around:
- How are the walls? Does the paint need to be touched up?
- Do your carpets need to be cleaned?
- Do your sinks, showers and bathtubs need to be caulked?
- How are your countertops and your bathtub? Would glazing them make them look fresh and new again?
These details make all the difference. And, the good news is that The Humphrey Team has landscapers, handymen and window washers who will take care of any and all of these fixes quickly and inexpensively for you. We direct, coordinate, and do the work. You just enjoy the results—your home will sell faster and for more money.
STEP TWO—PACKING UP EARLY
The next step is to pack up early. Boxing up all of the things that you won’t need until you arrive in your new home is an important part of staging your home for quick sale. Buyers feel more comfortable in an environment that is free of clutter and personal items belonging to the seller. Moving these items out early also relieves you of a good deal of work while in the midst of your move. And, the best part is our stagers often help our sellers do this at NO CHARGE!
STEP THREE—CREATING A "MODEL HOME”
Now is the time our stagers transform your house into a "model home.” They bring in beautiful decorator items, such as towels, bedspreads, flower arrangements, paintings, lights and tables, to highlight the beauty of your house. They may even move furniture to create a more open flow… whatever is needed to showcase the appeal of your home.
STEP FOUR—PHOTOGRAPHING THE MASTERPIECE
Showing off is the next critical step toward planting the SOLD SIGN on your lawn. Having nice professional photos of your home goes a long way toward accomplishing this. For our listings, we bring in an award-winning real estate photographer who has an absolute gift for capturing the beauty of a home and its surroundings. These photos are used to create a brochure detailing the features that will attract buyers.
Once you’ve completed these four steps, your home will be staged to sell! While some realtors suggest that sellers should have their homes professionally staged, the costs to the homeowner can be high. The Humphrey Team has the only realtors in the Conejo Valley who offer professional home staging (including the use of furniture and decorator items) as part of their service at no additional charge.
